Leça do Balio II House is located in a plot of about 2400 sqm, in the Chantre allotment, near the entrance of the city of Maia for those arriving from the South by Via Norte main road.

The project occupies all the area permited by the allotment regulation, with 250 sqm per floor. The house multiplies in three different floors, one of them being the basement which gets natural illumination through several patios. Most of the spaces are facing South opening onto the terrace that ends in the pool where the water flows over the edge.

In the basement we have the garage, the cinema room, the laundry room and a suite for the guests. In the grounfloor there is the living room, the kitchen and the office. In the upper floor we have four suites, all of them with a closet and a private bathroom. Beyond the staircase the communication between the different floors is made by an elevator.

The wall to the street was made with granite stone from the region, to give continuity to the existing walls in the subdivision. In the access to the garage, a permeable pavement was used, which contributes significantly to sustainable urban drainage. In the garden, several fruit trees and other typical of the region were planted.

A Casa Leça do Balio II está inserida num lote com cerca de 2400 m2, no loteamento Chantre, perto da entrada da cidade da Maia para quem chega do Sul pela estrada principal Via Norte.

O projeto ocupa toda a área permitida pelo regulamento de loteamento, com 250 m² por piso. A casa multiplica-se por três pisos distintos, sendo um deles a cave que recebe iluminação natural através de vários pátios. A maior parte dos espaços estão virados a Sul e abrem-se para o terraço que termina na piscina.

Na cave temos a garagem, a sala de cinema, a lavandaria e uma suite para hóspedes. No rés-do-chão encontra-se a sala, a cozinha e o escritório. No piso superior temos quatro suites, todas com closet e casa de banho privativa. Para além da escada, a comunicação entre os diferentes pisos é feita por um elevador.

O muro de acesso à rua foi executado em pedra de granito da região, para dar continuidade aos muros existentes no loteamento. No acesso à garagem foi utilizado um pavimento permeável, que contribui significativamente para uma drenagem urbana sustentável. No jardim foram plantadas diversas árvores de fruto e outras típicas da região.
