In 2018 The Times says Urban Splash “led the way” with House by Urban Splash, and the company was awarded ‘House of the Year’ by WhatHouse. In 2019 House is coming to Wirral Waters, Merseyside, Campbell Park in Milton Keynes and New Islington, where plans for more modular apartments and Town Houses will complete Manchester’s best new neighbourhood.

New Islington will be home to the very first Mansion House, modular apartments taking design inspiration from the much loved converted Georgian terrace. Mansion House will feature small groups of eight to ten apartments with one shared entrance, so home owners can take ownership of their shared spaces, and get to know the neighbours. Commercial space will also be available in a number of units on the ground floor.

Two New Bailey Square Building News

Staticus, one of the largest façade contractors in Northern Europe, has been appointed to design, manufacture and install nearly 9,000 square metres of high-quality façade at Two New Bailey Square, a prominent new sustainable office development in Salford, Manchester.

Part of the masterplan for Salford Central that will deliver 9,500 new jobs and 180,000 square metres of commercial space, the inventive Two New Bailey Square will provide characterful and flexible working environments with private balconies on each floor.

Over the next 12 months, Staticus will install a combination of aluminium unitized and timber stick façades across a total area of 8,700 square meters.

Staticus will manufacture the unitised façade panels in its factory in Lithuania, equipped to operate up to 12 simultaneous production lines, before delivering them to Two New Bailey Square for installation.

“An interesting aspect of this project is the external structural steel frame with its visible connections and splices left exposed and protruding from the façade.” said Staticus’ UK MD Paulius Gurksnys. “Whilst this is unique and looks extremely striking, it means that we will need to use special sealing and prefabrication techniques to build the cladding units and overlay the façade panels. It is an extremely complicated installation.”

Timber features heavily in Two New Bailey Square’s ground and first floor, at a scale which is unusual for an office development, however, Staticus welcomes a challenge of this nature. The firm will install aluminium façade onto the timber profiles, milling connection joints into the profiles to create an aesthetic, natural view of the timber framing.

Paulius continued: “Two New Bailey Square is a fantastic project and winning it marks a fitting end to 2018. We have grown our presence in the UK exponentially this year, opening a new office in London and taking on lucrative contracts in the City, Manchester and Liverpool. This positions Staticus strategically for further expansion in the first quarter of 2019, so we are looking forward to what we anticipate will be a very successful year.”

Innovative community housing project in Trafford

An innovative community housing project in Trafford has marked its first birthday with a celebration event.

Limelight, developed by Trafford Housing Trust, is an over 55’s Extra Care scheme on St Bride’s Way in Old Trafford, home to 69 residents. Residents, the local community and families came to its Community Christmas and Anniversary celebration.

Originally opening in December 2017, Limelight offers apartments for Shared Ownership and rent, alongside a range of care packages, support, community facilities and social activities for residents. It also has an on-site health hub, library, pharmacy, opticians, hair and beauty hub, café and nursery, which are all open to the public.

David Teasdale, Limelight centre manager, said: “Limelight is more than just a building – it is an amazing, innovative, community health and wellbeing hub, which makes a difference to people’s lives. It allows over 55’s to live independently, but with care and support when needed, and to have access to resident only facilities, community services and social activities. We are very proud of Limelight and the homes we have created here.”

The flagship development also recently won two housing sector awards – Best Older People’s Housing Development and Best Affordable Housing Development.

Limelight has 81 Extra Care apartments for Shared Ownership through Laurus Homes and rent through Trafford Housing Trust. Trafford Housing Trust partnered with developer Willmott Dixon and architect PRP for the scheme.

Urban Splash are on site at Avro in Manchester, converting the canalside mill into 31 apartments – 60% of which are already sold. Ready for occupation from summer 2019, the Grade II Listed building’s packed with heritage, beautiful original features and a great Manchester tale or two (WW2 warplanes were built here, and LS Lowry worked in the building) – this new image shows the fusion of history with contemporary design to create 31 new homes – some of the biggest lofts the city has seen.

Far East Consortium has announced that global architecture practice, Farrells has been appointed as masterplanners for its northern gateway scheme in Manchester.

The partnership between FEC and Manchester Ciy Council will provide more than 10,000 new homes across northern Manchester in the next decade.

Farrells will place an emphasis on design quality and sustainability, open space, reactivating the vicinity of the River Irk, and enhancing public transport infrastructure which will include green walking trails and cycling routes.

Band on the Wall Expansion

Plans for the future of Manchester’s iconic venue Band on the Wall have achieved another significant step.

Manchester City Council has granted consent for plans to expand Band on the Wall bringing the main venue from 350 to 500 capacity, creating a new smaller performance space, and improved education facilities.

The internal space will be configured and changed to accommodate the larger main venue and new smaller performance space:

The expansion will bring the Cocozza building back to life and into the Band on the Wall footprint.

Award-winning, multi-million pound transformation of a derelict town centre building into a stunning leisure complex.
Having remained vacant since the late 1970s, Oldham Town Hall had become something of a blot on the urban landscape. The £37m redevelopment provides a state-of-the-art family entertainment and dining destination.
The town hall building’s high-quality transformation was recognised at the 2017 RICS North Awards, a highly-prized, property-based contest, by claiming top honours in two categories: Regeneration and Design through Innovation, and Project of the Year.
Will Rees, Director at Rees Straw Chartered Surveyors and Chairman of the awards judging panel, said the revamped town hall had not only created a state-of-the-art family entertainment and dining destination, it had ‘incorporated public realm improvements and helped to regenerate and breathe new life into the town centre’.
The two-year redevelopment of Oldham Town Hall was completed in March 2017.

St Michael’s Manchester Development On Hold

Manchester City Council has confirmed that Gary Neville and Ryan Giggs have asked for this major city centre scheme to be put on hold.

Plans have been unveiled for the first wave of dramatic redevelopment around Manchester’s historic Angel Meadow – including a 41-storey skyscraper, reports the Manchester Evening News.

More than 750 new flats are proposed on four sites bordering the park as part of a wider vision to expand the neighbourhood and provide thousands of new homes across the northern fringe of the city centre.

Investors Far East Consortium International want to build two sets of new apartments on Aspen Street, town houses on Old Mount Street – on the other side of the park – and a huge residential tower block in the north eastern corner, off Gould Street.

It says they will provide ‘high-quality parkside’ living by extending the NOMA quarter, which is currently focused around Co-Op’s headquarters at Angel Square.

The apartments – designed by architects 5Plus – will be a mixture of one, two and three-bed and FEC says it wants to encourage ‘long term’ occupation, either through ownership or rental.

Proposals for new homes around the fringes of Angel Meadow – including a skyscraper – were included in the council’s planning blueprint for the neighbourhood in 2015 and since then landowners the Co-Op have joined forces with developer FEC to draw up the latest plans.

The existing medieval building contains the first public library in England, which boats amongst its’ scholars Karl Marx and is an architectural gem. It is currently not readily accessible to the public and one of the main design principles was to create a dialogue between the existing buildings, the new school and its wider context.

Work on the new £28.5m Manchester Cancer Research Centre building has started on site. The architects are providing multidisciplinary services for the state-of-the-art research facility which will be crucial in helping to develop and improve cancer treatment.

The Office for Subversive Architecture has given its unique twist to Manchester’s Piccadilly Basin as part of the Cultural Olympiad. Following an international design competition for students from the Manchester School of Architecture and the École Spéciale d‘Architecture, in Paris, a formerly neglected site has been transformed into Atelier [zero], a buzzing hive of activity, complete with boating on the wharf and artists’ studios.
