Lead8 Joins Renowned International Team to Design One Bangkok

Lead8, the international award-winning design firm, has been appointed to the renowned international team designing One Bangkok. Jointly developed by TCC Assets (Thailand) Co., Ltd. and Frasers Property Holdings (Thailand) Co., Ltd., the highly-anticipated future development will deliver 1.83 million square meters of integrated mixed-use development on a 16 hectare site in the heart of Bangkok.

Located adjacent to the city’s iconic Lumphini Park, One Bangkok will be Thailand’s largest integrated development comprising premium grade A office buildings, luxury and lifestyle hotels, luxury residential towers, interconnected retail precincts, art and cultural hubs, and public space. The development is expected to accommodate up to 200,000 people daily following its full completion in 2026.

Lead8 is working with a team of local and international design consultants to complete the multi-retail development component of One Bangkok.

“Our design has created a network of diverse retail destinations within the One Bangkok district, each with distinctive identities. We are pushing the boundaries and defining new trends in urban development. At the heart of it all is people-centricity, designing to capture and ignite the imagination of the people and community coming to One Bangkok,” added Meeta Patel, Co Founder & Executive Director of Lead8.

One Bangkok aims to be the first LEED-Neighborhood Development Platinum development in Thailand. The development will feature eight hectares of green and open spaces, with architecture and tropical planting seamlessly intertwined to establish a tranquil setting in a vertical environment. An urban green park, combined with a network of pedestrian streets and alleyways, sky parks and public plazas will help to transform Bangkok’s city-centre and become a new global and ‘people-centric’ landmark destination.

The development has commenced construction and is set to open in phases from 2023.

SOM Leads Design of 16-Hectare Mixed-Use District in Central Bangkok

TCC Assets (Thailand) Company Limited and Frasers Centrepoint Limited (FCL) have unveiled plans for One Bangkok, a new 16-hectare mixed-use development in the heart of Bangkok. Skidmore, Owings & Merrill (Thailand) Limited (SOM) is working with a team of local and international architecture and landscape architecture firms to complete the vision for One Bangkok—the largest private-sector development in Thailand to date.

Adjacent to the city’s beloved Lumphini Park, One Bangkok introduces an extensive collection of residential, hotel, retail, office, and public spaces to the city center. An estimated 60,000 people will live and work in the district when complete in 2025.

SOM’s vision for One Bangkok establishes a vertical village designed to foster community and promote well-being in a dense urban environment. Welcoming streetscapes create a sense of place where people wish to return, and a wide range of outdoor spaces, including eight hectares of public plazas and landscaped greenspace, form a new center of social life in the city.

“Bangkok is one of the world’s most dynamic, energetic cities, with an exceptionally vibrant street life,” said SOM Design Partner Scott Duncan. “Our vision for One Bangkok seeks to capture that energy, extending the vitality of the city’s streets through the district and then upward, weaving green, outdoor spaces into the fabric of the towers as they rise. Inside and out, places for collaboration, socializing, and relaxation cultivate community in a vertical environment.”

One Bangkok is the first project in Thailand to target LEED Platinum certification for Neighborhood Development: the architecture and landscape respond to and embrace the tropical climate and ecology, utilizing sustainable design approaches and technologies to significantly reduce energy consumption and water use. The master plan centralizes energy and water-management systems to optimize efficiency and to anticipate future growth. The use of greenspace and permeable materials will retain rainwater on-site to reduce runoff and facilitate absorption that will help replenish groundwater resources.

SOM is working with the One Bangkok project team to design a selection of towers in the district, each with its own unique character and form: green terraces cascade down one tower; on another, two volumes are joined together by a lattice of sky gardens and atria. The design of the towers, shaped by a multidisciplinary team of architects, engineers, and sustainability experts, reduce the ecological footprint of the district through careful site placement and positioning and a suite of sustainable engineering systems tailored to the local climate.
