Paul Davis + Partners ignites the regeneration of Wapping with its new residential scheme.

21 Wapping Lane London Regeneration Project

This largely residential and mixed-use scheme looks set to act as a catalyst for the regeneration of the historic dockland area of Wapping in east London.

21 Wapping Lane, a high quality development for Ballymore, consists of five main blocks varying in height and massing that are connected by richly landscaped courtyards.

To the south of the site, the buildings are rectilinear, while to the north of the site and adjacent to a canal, the blocks are more curved, reflecting the changing urban fabric.

Four of the blocks are residential, while the fifth, a 20-storey tower employing a curved façade and sculptural terracing – an abstract reference to the historic ships that once characterised Wapping – combines mixed use on the ground floor with apartments above.

A mix of 379 market, intermediate and social units are provided in the scheme, which uses robust and high quality materials.

Paul Davis + Partners’ 34,470sq m development also employs a range of passive energy measures, including a Combined Heat and Power plant, green and brown roofs, and ‘brise soleil’ to provide shading to the apartments’ balconies and terraces.

The site, which had previously been occupied by warehouses, has been greatly enhanced by improvements to the canal side area and the provision of better public access.

The creation of a new public piazza, located near to the historic grade I listed Tobacco Dock development and 21 Wapping Lane, also has the potential to ignite the regeneration of the local area.
