BECOME NEIGHBOURS WITH SATC’S CARRIE BRADSHAW IN YOUR VERY OWN $17.95 MILLION MANHATTAN TOWNHOUSE
Specialist townhouse broker, Leslie J. Garfield is delighted to launch the sale of 85 Perry Street, a newly listed, 4,159 sq. ft. four bedroom townhouse in the heart of Greenwich Village.
Perry Street – one of Manhattan’s most famous roads – is featured as the home of character Carrie Bradshaw, played by actress Sarah Jessica Parker in the six Sex and the City series, and two subsequent movies.
The street is also home to list of notable neighbors including Sarah Jessica Parker herself, Homeland (2011 – present) star Clare Danes, and Dexter (2016 – 2013) star Michael C. Hall.
The property is currently owned by financier Christopher Pia. It has recently undergone an 18-month gut renovation and is available at $17.95 million, or approximately $3,900 per sq. ft.
85 Perry Street was the project of retired clothing merchant Aaron Henry, who ventured into the real estate business in 1817 by constructing nine brick houses in the area of Greenwich Village.
Of these, nos. 83 and 85 Perry Street, were designed as mirror image homes finished in a flemish bond brick-work exterior.
Before 1989, an extension to the top floor was added. The townhouse is surrounded by one of the only secret and shared gardens in New York City.
Landscaped by Anita Wilcox in 1930, and secluded by a section of thirteen homes from which the original owners decided to share their gardens to make a communal space.
This was created for children to play in, as there were no parks in the neighbourhood at the time of build. One of the block’s former residents was actor Pierre Epstein, who played the Rabbi in Sex in the City.
In memorable scenes where Charlotte York is trying to convert to Judaism she is rejected several times by Epstein’s character, before being invited to join the family dinner table at Shabbat dinner.
For around 16 years, 85 Perry Street was the home of award-winning author Patty McCormick, and her husband.
As a two-time National Book Award finalist, Patricia found her fictional voice whilst living in the home, and is the author of critically acclaimed novels, most notably Never Fall Down (2012), a novel based on the true story of an 11-year-old boy who survived the Killing Fields of Cambodia by playing music.
Never Fall Down was a finalist for the National Book Award (2012) and was named a New York Times Notable Book (2012), it was also named a Best Book of the Year by iTunes, The Huffington Post, School Library Journal and the Chicago Public Library.
In a Sex and the City style plotline, it was reported that a house painter hired by Patty McCormick and her husband, was found by a maid sleeping naked with his girlfriend in their marital bed: he had temporarily moved in unbeknownst to the couple!
85 Perry Street enters into the dedicated entertaining hub of the property, with open-plan living, kitchen and dining area.
There is the living area with hardwood floors and three large windows allowing for an abundance of light to enter the room.
To the rear is the large dining area featuring an eight-seat dining table with a dramatic light installation above, and access to the communal garden.
There is a built-in wine cooler, which sits below the serving area of the kitchen, making the space ideal for restaurant style dining.
The kitchen comes with high gloss and under lit cabinetry with marble worktops and splash backs, and Wolf appliances.
The third floor lends itself to the master suite with en-suite bathroom and built in closet space. The en-suite bathroom has been tiled in a dark marble, with shower enclosure and freestanding basin with integrated storage. There is a separate office on this floor.
The forth floor has two generously proportioned bedrooms, which are both en-suite, with a mixture of walk-in and built-in closets.
The top floor has a further living area with access to a roof terrace. There is a basement floor, with a den and bedroom, which has a step access to street level.
85 Perry Street is within walking distance of the luxury shopping hubs such as Burberry and Marc Jacobs, and an array of world-class bars and restaurants including Left Bank, which serves new American style cuisine mixed with a European influence, and Aria West Village, offering rustic Italian dishes.
Pierre Epstein, in a 2008 interview, comments on the gardens: “The people here got the idea that a large garden would be better for the common good than individual gardens with fences. The kind of cooperative spirit doesn’t exist anymore. I think it should. Its another thing New York has lost.”
Matthew Pravda, Senior Real Estate Adviser at Leslie J. Garfield commented: “This exterior of this townhouse stole the scenes of Sex and the City across its run, and its interior continues to captivate its audience take after take. With one of the few secret gardens left in New York, this property is a rarity, and comes with a real sense of community spirit that was the intention at its original build stage several centuries ago.”
Christopher Pia, Former Hedge Fund Trader and Owner of 85 Perry Street commented: “My property is an A-grade home on an A-grade block. As the third oldest home in the West Village, we undertook an extensive gut-renovation project, leveling off the floors and adding high specification features for modern luxury living.”
Christopher Pia added: “As one of the most famous streets in Manhattan, I have played camera man to Sex and the City fans from all around the world who travel to our street to reenact some of Carrie’s best moments. I have a real fondness and attachment to our home, and it pains me to sell, but we are in need of a bigger home to host our extended family, however, I wont be venturing far.”
The four-bedroom townhouse 85 Perry Street is available for private sale priced at $17.95 million. For more information on Leslie J. Garfield contact T: (+1) 212 371 8200 or visit: www.lesliegarfield.com.
