249 East 62nd Street Tower, Upper East Side
This Upper East Side tower by architect Rafael Viñoly will comprise 32 floors. The height of 510 feet is augmented by a significant podium that contains retail and a townhouse.
The developers are Real Estate Inverlad Development LLC and Third Palm Capital.

Apartments are located above the retail base up to the 12th floor.
The 13th to 16th floors, and 30th to 32nd, are set aside for mechanical plant.
The 15th floor contains residential amenity spaces, including a bar/wine tasting area with private dining room and pantry, a media lounge, and a study.
Above this are the bulk of the residential levels, from 17th to 29th. There will be three apartments per floor.
Total construction area is due to be just over 150,000 square feet.
Retail area totals 2,588 sqft, and the residential space amounts to 98,526 sqft
The 83 condominiums average at around 1,200 sqft in area.
The overall design isn’t the prettiest in our view but from a real estate investment return point of view it might prove to be quite clever: by displacing the residential component upwards the pricing will be higher. We presume despite slightly higher construction costs the overall profit will be more.

The site has been vacant since 2010
Construction permits were approved in late 2017.
This Uruguayan architect recently completed the higher profile supertall, 432 Park Avenue.
