Aria on the Bay marks Melo Group’s 14th residential development in the Greater Downtown Miami area.
Three years after igniting the current vertical residential development boom in South Florida, Melo Group, one of the most credible and active development firms in the region, has launched sales for its newest condominium tower in the Greater Downtown Miami area. Aria on the Bay, a new 647-unit ultra-luxury condominium, is set to rise at 1770 N. Bayshore Drive in downtown’s Arts & Entertainment District. The 53-story Arquitectonica-designed tower’s bayfront location overlooking Margaret Pace Park will boast direct views of Biscayne Bay and the Miami Beach skyline. Construction of Aria on the Bay is estimated to begin in early-2015, with completion slated for 2017.
The launch coincides with the Miami Downtown Development Authority’s (DDA) newest residential real estate study which finds that while the Greater Downtown Miami market is experiencing a resurgence and is reaching mid-cycle, the Arts & Entertainment District is one of the areas with the most potential for long-term growth. As an indication of Miami’s status as an international destination, the DDA’s report also finds that 90 percent of buyers of new downtown condo units are from abroad; with 65 percent hailing from South America.
Aria on the Bay will offer one-, two- and three-bedroom condos, as well as exclusive two-story penthouses, with prices ranging from the $300,000’s to over $4 million. Preconstruction reservations are now underway.

Since arriving in Miami from Argentina in 2001, Melo Group’s father-and-sons team – led by Jose Luis Melo and his two sons Carlos and Martin Melo – has been a driving force behind the city’s real estate resurgence, with Aria on the Bay marking the firm’s 14th residential tower in the Greater Downtown Miami area. Melo was the first developer in Miami to use the now popular cash-focused financing model to build a condominium project. The firm made headlines in 2011 when its 23 Biscayne project raised Miami’s first condo construction crane in nearly three years using the 50 percent cash-down financing model it leveraged to build its projects in Argentina.

Aria on the Bay is set to be Melo’s most high-end and architecturally-stunning tower developed to date. The building’s innovative architecture, interior and landscape design concepts are entirely the creation of internationally-acclaimed design firm Arquitectonica, whose projects have won several awards around the world.
Sky home residences will feature private elevator access, floor-to-ceiling glass, spacious terraces, breathtaking bay and city views, open-plan living areas, exceptional finishes and fixtures, European style kitchens, and modern custom-designed cabinetry. Amenities include a resort amenity deck on the 14th floor with two curved lap/zero-entry pools featuring sunrise and sunset views; children’s pool; Jacuzzi hot tub overlooking Biscayne Bay; and an expansive sundeck lounge area with custom-seated fire pits, barbecue grills and outdoor summer kitchens. Additional features include private spa and massage treatment facilities; state-of-the-art fitness center and yoga studio; indoor/outdoor social room with a bar and kitchen for entertaining; and a private screening room with theater seating. The project will also feature 40,000 square feet of commercial space in the lower floors, including office, retail and restaurant space at the ground level.
Aria on the Bay’s location adjacent to Margaret Pace Park gives residents access to a host of additional amenities and activities. Situated directly along Biscayne Bay, the 8-acre, pet-friendly waterfront park offers jogging paths, biking trails, tennis courts, basketball courts, soccer fields, an outdoor gym, daily yoga and fitness classes, as well as covered barbecue, picnic and playground areas.
Downtown Miami’s burgeoning Arts & Entertainment District is home to some of South Florida’s top destinations for arts and culture, entertainment, dining and shopping. Aria on the Bay puts residents within blocks of world-class venues such as the Adrienne Arsht Center for the Performing Arts; Museum Park’s Perez Art Museum Miami (PAMM) and the upcoming Patricia and Phillip Frost Museum of Science; the AmericanAirlines Arena; and future mega projects Miami Worldcenter and Brickell City Centre. Several public transit and alternative transportation options are within walking distance, with trips to South Beach and the Brickell Financial District just a few minutes away.
