SOFT SENS is the first completed stage of a residential development located in Av. Carlos Echanove 136. Col. Lomas de Vista Hermosa in Cuajimalpa, Mexico City.

The Land extension of 31,064.16m2 has residential permit for 3 units of 16-level Buildings (that is ground level plus 15 condominium stages) over the mid-sidewalk 0+00.0 level, which altoghether give space to 55 living spaces, a club house for common use, and sport and recreation facilities.

The Car acces will be through Carlos Echanove street, with it´s corresponding offspeeding lane, it will also count with access-surveilance modules, which conduct to an inside-path that distribute users to each of the 3 buildings and common areas through a -1 lower level self-parking lot with space for 2 to 4 cars per condo.

There will be two underground parking levels will have a central motor lobby and a vertical elevator nucleus with access to all 16 levels; there is also the emergency and maintenance stair cases in each level with ease the comunication and vertical acces to all areas and stages the ramps and interior vehicle circulation will be through two two-way. lanes, each of them of 25m2 width for comfortable maneuvering.

For each building, in the main entrance there is a residential access through a state-of-the-art and design lobby, with the most delicious taste. an elevator nucleus with 3 posibilities for visitors to wait the the least time to get to each condominium and a front desk which architectonical design will make the space the most welcoming yet.

Needles to say, this ground level will have acces to maintenance, staircases, upper levels through stairwells and emergency staircases and exits.

From the first condominium level and up, the residential living spaces are located in four condominium per level acomodation, though 15 floors of ergonomy, comfortability and up to date taste in architectonical details, all making an h distribution as seen from plans.

Besides the private residential spaces, each level has a distribution lobby, acces to the 3 general elevator-thru comunications (plus a maintenance elevator) two staicase access, services and emergency, an acces hall, and services and garbage bins. Condominiums have an 165m2 extension each, some of them with balconies and/or terraces.

The original -modificable- layout has been idealized to accomplish the needs of it´s location market requirements, that is; a study hall, a nice comfy living room and dining room, with looks to the beautiful natural landscape of toluca or the urban look city of “santa fe”; the kitchen and laundry areas are connected to the house maid room and bathroom, and have an independent acces for housekeeping and disposal bags exit to the maintenance halls and elevators, each condominium has two mayor bedrooms, with a residential type bathroom each, and a third bathroom for guests.

The layout conceived to be modified as to allow a third bedroom to take place in between the original bedrooms and the dining room, extending the user target to larger families and guest avaliability rooms.

Nevertheless the original idea of the 165m2 apartment, there is an extra choice as an option of two condominiums joined rather side by side or one in top of the other, allowing big-open spaces.

The materials to be used in the construction are basically concrete block bricks, durock and clayboards for the interior (these last to make modifications available), and cristal clear in main facades, the main infraestructure will be composed by concrete slabas and columns which will transmit loads to the ground level through 25m deep pillar foundations, the rest of the facade contemplates an harmonization of movable pannels and cristals and open spaces which will give character to the outlook of the finished product, the identity and warmth of the proyect itself, each and every space is thought to be as open as possible using a large translucent window pannels, giving proper light to acces the condominiums, a light which will brighten every interior and therefore maximize delight, quality and comfortability to the users.

Some other gargets that will be found in the proyect are water feed through hidroneumatic water pumps, fire emergency system, machinnery rooms and emergency appliances areas.
