Countryside Properties and L&Q granted detailed planning for South Acton

Countryside Properties and L&Q have been granted detailed planning permission for the next phase of the regeneration of Ealing’s largest housing estate, South Acton. The permission has been granted by the London Borough of Ealing to Acton Gardens LLP, a joint venture between L&Q and Countryside Properties, and involves 167 dwellings of which 80 are intended to be for private sale and 87 affordable. Start on site is planned for 2011 with completion expected in 2013.

A wide range of homes from one to four bedroom apartments and maisonettes, through to four bedroom houses will be provided across all tenures. The permission includes the first phase of an energy centre incorporating Combined Heat & Power (CHP) as well as photovoltaic renewable facilities.
Meanwhile, work is underway on the Phase 2 planning application for 130 new homes which is due to be submitted in 2011. In late 2011 an outline planning application will cover the rest of the estate’s regeneration, a total of around 2,600 homes on the prominent 40-acre site. The overall vision is to reconnect the South Acton estate to the wider neighbourhood through the creation of ‘Acton Gardens’ an urban village with traditional tree-lined streets, a sense of place, and safety and security for its residents.
It will be a ‘green’ neighbourhood with a plaza, upgraded parks, communal gardens, allotments and private spaces. A community hub, culture, office and retail spaces will also be provided. The new homes will be environmentally sustainable offering low heating, power and water costs. The new neighbourhood will have improved links to the existing adjoining underground and overground stations, and Acton Town Centre.
The permission follows two formal public consultations and several resident workshops where residents’ views and opinions have been discussed with the project team. There has also been extensive collaboration with the London Borough of Ealing and the HCA.
Countryside Properties and L&Q are working with a highly experienced project team including HTA Architects as masterplanners & lead architects; Alison Brooks Architects as character area architects, AECOM as energy consultants and Terence O’Rourke as planning consultants.
