Avery Associates were recently invited to submit designs for a new landmark residential building in the heart of Victoria, London.

The site abuts the Victoria Railway Station and incorporates a large electrical substation and a major arterial road. Through the resolution of a number of contextual constraints, the proposal takes a prominent but awkward site and turns it into a landmark with a very distinctive character.

Ten storeys of affordable accommodation line one side of the road that bisects the site, neatly finishing off the existing urban block. Commercial units take the ground floor corner locations, matching the character of the street and allowing the electrical substation to be left in its current location.

Visually linked but very much distinct, the main building rises up and out to deliver the maximum public space at street level with elegant and desirable apartments of the highest quality above. The development provides a mixture of one, two and three bed apartments, plus a first floor lounge and a large basement for extensive fitness and entertainment suites.

Due to its tapering shape, the floor plates have more than doubled in area at the top where, surrounded by a large private roof garden, a two-storey penthouse enjoys stunning panoramic views over the city.

The buildings will cater for a variety of uses appropriate to this inner city location including office, retail, residential (with 25% affordable housing) and a public library. The office space will be designed to facilitate the requirements of modern tenants. The extensive retail accommodation will include a range of shops, restaurants and cafes activating the new pedestrian routes and spaces.

Aesthetically the ‘new’ building features outward raking glazing to the southwest façade as a means of passively reducing solar heat gain and horizontally faceted glazing to the northeast to take advantage of the magnificent views across the London skyline.
