11 Hanover Square, Mayfair, central London
Located in the heart of Mayfair, 11 Hanover Square is perfectly situated to access world-class amenities. The building takes pride of place with its Grade A contemporary office accommodation and high-quality reception.
The constraints of the site create a building with two unique façades that each respond to their context, the logistics of co-ordinating demolition and construction of the development was particularly challenging.
This striking south elevation on Hanover Square has attractive dark Piedro Falls charcoal brickwork and Portland Stone window surrounds to create a classical linear composition, suited to its traditional setting. The elevation on Oxford Street is more contemporary with its design responding to the surrounding context. The design of the protruding window bays is a direct response to the rhythm and proportion of the traditional bay windows to the adjoining property. The use of unique faience tiles, with a motif of which is inspired by the geometric design of the nearby Oxford Circus junction, helps provide the building with a unique identity.
The upper floors are set back from the main façades providing north-facing terraces and green roof for building users, and a south-facing terrace overlooking Oxford Street and Hanover Square respectively.
The development added value to the existing site by combing the two separate buildings with an internal courtyard into a single building that positively responds to the existing constraints of the site to provide a Grade A contemporary office accommodation. This flagship building provides the tenants, the stakeholders Aviva and the surrounding site with a exemplary office scheme.
A fully accessible and inclusive scheme has been created addressing level changes across the site and developed further through consultation. The proposal aims to deliver a sustainable and energy efficient development. The infrastructure implemented into the scheme allows for multi-occupancy and future flexibility.
Artwork
The incorporation of public artwork into the design of the scheme helps cement the building as a prominent landmark of Hanover Square, setting the project apart from the norm. The public artwork forms part of the standing guards to the window details of the Hanover square elevation has been created by Zachary Eastwood-Bloom from a three dimensional digital wireframe model of the local area. The digital model was projected, in an isometric view, onto the building to generate the lines that make the standing guards and the entrance, creating a 21st Century update to traditional Georgian style metalwork.
The scheme was also involved in the BREEAM environmental accreditation and was awarded Excellent 73.0% score.
