BuckleyGrayYeoman wins planning for major commercial refurbishment in the heart of MidTown

Award-winning architects BuckleyGrayYeoman has received planning consent from the London Borough of Camden for a major commercial refurbishment in the heart of London’s Midtown Business Investment District. Commissioned by London & Regional Properties, the development of 10 Bloomsbury Way will create over 21,800 sqm of office space and provide three prime ground floor retail units measuring in excess of 900sqm. The project will be perfectly situated to capitalise on the area’s transformation when the new Crossrail station at Tottenham Court Road opens.

10 Bloomsbury Way was built in 1947 as part of the post-war reconstruction of the area and has been used by the MoD ever since. The building sits in the Bloomsbury Conservation Area and is surrounded by prominent buildings, most notably Hawksmoor’s last London church, the Grade I listed St George’s Bloomsbury. It occupies a prominent site on the junction between Bloomsbury Way and New Oxford Street and has a dramatic wedge-shaped plan.

Given its MoD history, the building has a defensive and closed appearance. BuckleyGrayYeoman’s radical reinvention of the building for London & Regional Properties will see the addition of a new glazed top floor with generous roof terraces and stunning views. Overhanging eaves will frame the building elegantly whilst also working to reduce glare and solar gain.

BuckleyGrayYeoman’s scheme re-orientates the building’s primary entrance from its current position on Bloomsbury Way to the building’s apex on the corner of Bloomsbury Way and New Oxford Street.

The window surround and balcony at the apex of the building will also be removed in order to suit the reorientation of the building and the new canopied entrance will be enhanced by a three-storey metal-and-glass bay window above that will give the corner much-needed emphasis and character without losing the elegant proportions of the original structure.

By creating new high-quality uses at ground level and reassessing the footprint of the building we are creating the type of streetscape that is far more appropriate to the enormous and exciting changes that the Crossrail station at Tottenham Court Road will bring to the area.”
