EPR has completed E² at IQ Winnersh for the client Segro and returned the flexible refurbished office space to the market after a site programme of less than 30 weeks. 75% of the building has already been let to a single occupier.

The existing 1980s building has been completely refurbished internally and externally taking advantage of the otherwise sound structural frame. A new glazed entrance atrium provides a focal point for entry to the building and enhances the flexibility of the building in allowing it to be split into up to four separate demises of between 11,500 and 49,500 sq ft.

Externally, the existing cladding has generally been re-sprayed and windows re-glazed whilst new feature windows have been punched through the façade, juxtaposed diagonally about each corner.

Internally, the floor plates have been returned to open plan configuration with contemporary Cat A finishes, enhanced ceiling heights and new toilet cores located to support the flexibility in demise split. At the core of each floor plate, external courtyards have been refurbished and landscaped to provide amenity space for the building’s occupants.

The scheme is on target to be certified BREEAM Excellent and the refurbishment works have seen the Energy Performance Certificate (EPC) improved from 138 (F) to 38 (B).
