The MM Apartment Building project is located on an important avenue of Santiago de Chile that has been undergoing an intense process of densification for the last few decades. On a site of 1823 sqm, SML Arquitectos proposed a mid-raised building consisting of 33 apartments over a commercial block which respond to the diversity of uses that characterizes this neighborhood.
The structure is conceived as an isolated 4 stories height volume mounted over a continuous block in the first floor that is intended to be part of an even bigger continuity when adjacent buildings are completed, according to the city hall master plan. This will result in an urban boulevard with wide sidewalks an urban furniture.
Deliberately, we’ve settled the façade 5 mts away from the property line in order to give to the public space almost 200 sqm of open space, which, as was mentioned before, is equipped with furniture and spots of vegetation as a sort of mini-plaza in front of the building.
The design of the pavement in this zone is intended to reinforce the continuity between the private and public space, using exactly the same pavement that the city hall uses in the sidewalk and mix it with the one that comes from the interior of the project in order to diffuse the limit between what is private and public.
On the other hand, the apartment block is proposed as a regular and isolated volume covered mainly with metallic boards, thus generating a ventilated façade improving the thermic behavior of the units. Handrails and services areas are proposed as a simple steel carpentry and ceramic brise-soleil respectively as a way of tributing the typical residential architecture of the neighborhood, and thus inserting the project in armony with it´s context.
Finally, we´ve proposed terraces located on the roof of the building as extensions of the apartments located on the last floor.
