The Buchan Group lends Valley Insight to Wickham 358

A 15-level commercial tower on the site of 358 Wickham Street in Fortitude Valley is the latest proposed development for Queensland’s fastest growing commercial precinct.

Valley-based architecture and design firm The Buchan Group have been appointed to the project on the fringe of the Valley Gateway precinct, with a brief to integrate the commercial development with Acland Lane, a proposed future laneway.

A Development Application for the proposed development, to be known as ‘Wickham 358’, is currently with Brisbane City Council, with the project including 14 levels of commercial office space totalling 22,130m², a multilevel basement car park and ground floor retail tenancies.

The 2,192m² site currently comprises two commercial buildings leased to Lexus and Godfreys, and is adjacent to The Buchan Group’s Brisbane office.

Buchan Group Director Brett Saville said one of the major challenges for the site was the four street frontages.

“Brisbane City Council has a strategy to create pedestrian friendly footpaths wherever possible,” Mr Saville said.

“To reinforce this strategy and allow suitable servicing access, The Buchan Group has incorporated a two-way foyer that creates a cross-block link that connects Wickham Street and Acland Lane.

“Acland Lane is also extended to Constance Street in the design by an active pedestrian laneway along our boundary with the adjoining property.

Mr Saville said The Buchan Group also took into account the site’s surrounds in the design.

“The lower two floors of the proposed building have been recessed at Constance Street to ensure the facade of the adjoining former Mill Building, identified as a Local Heritage Place, is visible from Wickham Street, and remains the focus of the streetscape.

“With The Buchan Group office located across the road from the site, it has allowed us to incorporate our local knowledge to create a design that fits with Prime Space Projects’ vision for the site whilst also complementing Council’s Fortitude Valley Neighbourhood Plan.”

Featuring state-of-the-art design, ‘Wickham 358’ will be a next-generation building with 5 star GBCA Green Star, 5 star NABERS and PCA A-grade ratings.

Development Manager Frank Tripodi said the proposed ‘Wickham 358’ project continued Prime Space Projects’ expansion into Southeast Queensland, noting that Wickham 358’s location and design tick all the boxes.

“Being on an island site with a wide boulevard frontage, The Buchan Group’s design captures views in all directions and stands proudly within the fast-developing and sought-after fringe precinct that is Fortitude Valley,” Mr Tripodi said.

“The acquisition and impending development of Wickham 358 represents a strategic milestone for Prime Space Projects, enhancing our portfolio of achievements with particular recent focus on the Southeast Queensland market,” he said.

The address offers excellent corporate exposure by way of signage opportunities. It is surrounded by a host of prestigious commercial entities and enjoys the amenity of nearby retail shopping, supermarkets, restaurants & cafes, hotels, child care, health and fitness facilities.

Wickham 358’s position on the main connecting route between the CBD and Brisbane Airport takes advantage of the full array of public and private transport services to the site including trains, buses, ferries, road and bicycle.

The convenience of on-site undercover carparking facilities is complemented with two public parking stations in very close proximity that accommodate a total of some further 1,600 car spaces.
