This well-ordered building is located in the fashionable Mexico City neighborhood of Hipodromo Condesa, just a few blocks from Parque Mexico on a quiet, leafy street. It is a low-maintenance complex, and the owners plan to rent out their units.

The nineteen apartments are identical in their interior distribution and have 120 square meters each, with views onto Culiacan street to the west of the plot. There are four apartments on each of the five floors, with one apartment eliminated from the ground floor in order to create space for an entrance lobby with a rest area, a fountain and an interior garden.

The top-floor apartments have access to a private rooftop; while the lower level apartments have an interior courtyard which is covered with vegetation in order to create privacy between the apartments. All the utilities that run along the walls of these courtyards are covered with a natural bamboo screen.

The building has a water recycling system to be used for the wc’s, as well as solar panels on the roof-top to supply hot water to the apartments, making this building environmentally friendly. Each apartment has a linear layout, with an entrance from the rear, where the elevator and entrance staircase are located. From here, a corridor stretches toward the living-dining area with a street view.

The master bedroom, laundry room, bathroom and guest bedroom are all arranged along this passageway, and before reaching the living-dining room, there is an open-plan kitchen separated only by a counter. The street façade is made of exposed concrete, with balustrades of fritted glass on the balconies, giving the building character and integrating it with its surroundings.
