KCAP with Maccreanor Lavington Architects

KCAP, in collaboration with Maccreanor Lavington Architects (KCAP-ML),
have been selected to develop a masterplan scheme for a 20 ha site, 1.3
km long and 200 m wide in the docklands area of London. (Royal Albert
Dock)
The site is in a unique location opposite the runway of London City Airport,
previously developed as a suburban business park.
KCAP-ML suggested altering the proposed development model towards a mix
use quarter with substantial amounts of residential, commercial and supporting
uses. This would allow the master plan to reach critical mass at an earlier
stage, as well as providing a development less dependent on the economic
cycles of one type of programme. In addition, a mix of uses could provide
a much more active and lively neighbourhood development with individual
characteristics, distinctly different from its surrounding.
