Planning Permission granted for development at former Middlesex Hospital site
At a committee meeting last night, Westminster City Council granted planning permission for the redevelopment of the former Middlesex Hospital site.
“We look forward to seeing the approved scheme bring this significant Central London site back into use. The development will provide a mix of residences and offices, while retaining the Grade II* listed chapel for community use. A large public square at the heart of the scheme will open up the area and provide new pedestrian routes to make this part of Fitzrovia more permeable than at any time since Middlesex Hospital was built in the Edwardian era. The design sets out to enhance the character of this distinctive Westminster quarter with fine new buildings that respond to the attractive context, careful detailing and sensitive use of materials.”

This three-acre development in the heart of London is being transformed into mixed-use scheme of high-quality residential apartments and office buildings, with community facilities and an impressive new public space at the heart of the site.

The new landscaped square embraces an existing Grade II* listed chapel and is open to the surrounding streets with new routes making this part of Fitzrovia much more permeable than at any time since the hospital was built in the Edwardian era.
The scheme includes approximately 300 luxury residential apartments and affordable homes that are tenure blind. There are two high-quality office buildings above shops and restaurants as well as amenities for local occupiers, including a Primary Care Centre and an education space for the local primary school.
As architects for the overall concept and five of the seven buildings, Lifschutz Davidson Sandilands has been charged with addressing the relationship of this large scheme to the fine grain of the surrounding streetscape, developing a responsive but contemporary architectural language with appropriate proportions and a legible base, middle and top to each building. The material palette of brick, cast metal and reconstructed stone marries with the surrounding, largely Edwardian, neighbourhood without resorting to pastiche.
The Grade II* listed chapel is retained for community use and the interesting facades on Nassau Street are preserved for incorporation into the development. The Grade II* listed building at No. 10 Mortimer Street is also retained for residential use.
The scheme is under construction and will completed in late 2014.

New planning application submitted to Westminster City Council for mixed-use community in the heart of Fitzrovia

Kaupthing, Aviva Investors and Exemplar have today unveiled plans for the former Middlesex Hospital site on Mortimer Street in London’s Fitzrovia. A planning application for its comprehensive regeneration has been submitted this month to Westminster City Council following an extensive public consultation exercise, which culminated in a well-attended public exhibition held in June.
Architects Lifschutz Davidson Sandilands and Sheppard Robson have worked together to develop new plans for the three-acre site that comprises 237 private and 54 onsite affordable homes, 210,000 sq ft of offices in two grade A office buildings and 21,000 sq ft for shops and restaurants.
The overall design concept recognizes the importance of the surrounding architecture of Fitzrovia; the proposals provide for a contextual design solution that draws on many influences and the eclectic mix of styles unique to the area.
Central to the scheme is a major new public square set around the former hospital’s listed chapel – the chapel itself will be run by a community trust. Space is also provided for a new primary care facility and an educational facility for nearby All Souls Primary School. Construction will commence on site immediately following the grant of planning permission. The scheme, which will be built speculatively, is expected to be completed by late 2014.

“The former Middlesex Hospital site is one of the most significant locations in Central London. Since the hospital was demolished in 2008, the site has remained virtually empty and there is a strong desire from the local community to bring it back into use.
“Our plans have been developed in consultation with residents and interested groups to ensure the architecture makes a positive contribution to the local area. As a result, we have submitted a planning application that includes significantly more public space and less bulk than the previous proposals. We have also ensured the design reflects and respects the existing architecture of Fitzrovia and retains the existing facade along Nassau Street.
“We have been delighted by the response that we have had to date and look forward to continuing to work with the community and Westminster City Council to progress the application.”
