The London Festival of Architecture and the Neighbourhood Regeneration Team at Lambeth Council have launched a new design competition, which invites architects, landscape architects, designers, artists, and creatives from across London, to develop and submit a proposal that animates Wilcox Road in Lambeth and transforms it into a welcoming gateway to the newly opened Nine Elms Tube Station.

Homes for Lambeth launches Addition

Lambeth Council established Homes for Lambeth in 2017. Today, Lambeth Council’s housing delivery company, Homes for Lambeth, has launched its new sales brand, Addition by Homes for Lambeth and unveils first scheme for new high quality, sustainable housing in the borough:

A new model for building more and better homes for the people of Lambeth.

With its rich history, diverse population, cultural and sporting hotspots and location in the heart of London, Lambeth is an extraordinary and exciting place to live. Like all London boroughs, Lambeth needs to increase and improve the housing in its area to meet demand.

In 2017, Lambeth Council established Homes for Lambeth, a wholly-owned company, with the commitment to build better homes for the current residents and more homes for the people of Lambeth. Homes for Lambeth has now launched a new initiative, Addition by Homes for Lambeth, to design and sell high quality, sustainable homes which will, in turn, provide the funding for more affordable homes in the borough.

By May 2022, almost 600 homes are projected to start on site and 150 homes will be complete.

Jitinder Takhar, Chief Executive Officer for Homes for Lambeth says:

“We have the largest house-building programme for a generation underway in Lambeth as we address the housing crisis in the borough. Homes for Lambeth is a community focused housing delivery company, created and wholly owned by Lambeth Council. Our purpose is to provide high quality new homes that are warmer, greener and more environmentally sustainable. Successfully establishing ‘Addition’ by Homes for Lambeth, will enable us to help more local people become homeowners. For every three homes that we sell through Addition, we will be able to provide two homes at affordable levels for families in our local community.”

Addition by Homes for Lambeth understands that a home is more than just a building to live in – it’s what surrounds and connects those buildings; the neighbourhood, the people who live there and their quality of life. Addition is about improving what already exists in the borough – from homes to community spaces – for a better future for Lambeth.

With these ambitions, Addition by Homes for Lambeth is creating homes of quality design, with materials, architectural styles, features and landscaping that enhance the surroundings. Sustainability and future-proofing are at the heart of the design of the schemes to meet Lambeth’s high environmental and energy standards and the council’s net-zero carbon targets.

Many of the homes will be eligible for Shared Ownership and any future government schemes, further helping local people to get on to the housing ladder.

“Every part Homes for Lambeth and Lambeth Council is committed to working with local residents to deliver on our ambitious build programme to create thriving mixed neighbourhoods for everyone – and a positive legacy for a future Lambeth.

“Homes for Lambeth has a detailed knowledge of the local housing market and an in-depth understanding of the kinds of homes that people want to buy.” Our focus with Addition will be to ensure as many local people can access homeownership as possible. By creating Addition as a vehicle for private sales, we will be able to maximise the number of affordable homes and help support Lambeth Council to provide better services for the people of Lambeth.”

The first development being built, called ‘Chapter by Addition’, is scheduled to complete in Autumn 2022. Located on Hydethorpe Road, in the vibrant community of Balham, Chapter will offer 12 apartments, comprising one and two-bedroom homes and a standout three-bedroom penthouse. Eight of the 12 apartments will be available to buy outright with four available to buy through Shared Ownership.

The exterior architecture by Fraser Brown MacKenna, multi-use green spaces and landscaped communal gardens all enhance the local environment. Chapter’s varying storey heights and red brick façade with carefully crafted details blend with the surrounding mix of architectural styles and scales. An exterior arch invites into a spacious entrance lobby with access to the central staircase, as well as offering views to the green spaces that surround the development. These multi-use communal spaces have potential for exercise, as well as socialising. On-site cycle parking is also provided, allowing residents to take advantage of the proximity to Balham’s green spaces.

The interiors feature well-proportioned rooms designed to maximise the natural light throughout, with the majority offering double or triple aspect views to the outside. Homes on the ground floor open onto a generous outdoor terrace; apartments on the upper floors have private recessed balconies and the three-bedroom penthouse includes its own large terrace.

The apartments offer high-quality fixtures and finishes including kitchens fitted with contemporary designer units, stone worktops and Siemens appliances. There is underfloor heating throughout.

Homes for Lambeth

Homes for Lambeth was established in 2017 and is a wholly-owned company of Lambeth Council with the commitment to build better homes for the current residents and more homes for the people of Lambeth.

Homes for Lambeth takes a long-term view in investing in the communities. The homes which it builds need to create a positive legacy for the borough; they need to be high quality, low maintenance and low energy and they need to help create resilient mixed neighbourhoods for everyone. The new homes will contribute to Lambeth’s aim to achieve zero carbon by 2030 by building more sustainable homes.

The Joint Development Plan 2021 identifies 47 more homes in addition to the 4889 homes agreed in 2020, 2067 of which will be affordable homes.

Homes for Lambeth’s 10 Housing Design principles must be met by every new home built. These principles are supported by a detailed set of design standards prepared by Lambeth Council.

HFL Homes – HFL Group’s Registered Provider – achieved a 76% satisfaction rate.  This compares favourably to the largest Registered Providers across London, where satisfaction averaged 75%.

A new hybrid advertising space and community garden, designed by Wildstone for client Clear Channel’s premium Storm brand, has transformed a treacherous corner in London into a vibrant community space. The formerly derelict site in Lambeth Palace Conservation Area had remained undeveloped for over twenty years and was eventually hoarded up.

Lambeth Housing
Conran and Partners has won an open competition to transform a historic Lambeth site into much-needed new homes in London.
The architecture and design practice has been awarded the contract to develop more than three acres of prime inner London land by Henley Homes, one of the capital’s leading housing groups.
Conran’s design team will be tasked with creating approximately 180 to 220 homes on the site of the former Lilian Baylis School in Lollard Street, using a mix of refurbishment, conversion and new build.

St Thomas’ Hospital is a large NHS teaching hospital on the South Bank, opposite the Houses of Parliament. It is one of the institutions that compose the King’s Health Partners, an academic health science centre.

Originally located in Southwark, but based in Lambeth since 1871, the hospital has provided healthcare freely or under charitable auspices since the 12th century. In 2005 children’s departments moved to new facilities designed by Michael Hopkins at Evelina London Children’s Hospital to the south-east of St Thomas’ Hospital.

This 500-seat large screen IMAX cinema was built for the British Film Institute (BFI) and opened in May 1999. It is by far the largest screen in Britain, and one of the biggest in the world.

Becket House is a 12-story high-rise building in London, England, United Kingdom. The property is occupied by Ernst and Young (at the time of writing) with St Thomas’s Hospital in the reflection.

This prominent building comprising approximately 146,152 sq ft, arranged over basement, ground and 11 upper floors together with 15 car parking spaces. The building provides flexible open plan floor plates of approximately 12,470 sq ft.

The premises have excellent natural light and spectacular views over Central London. It overlooks the Houses of Parliament and is within a five minute walk of Waterloo Station as well as a wide range of amenities including County Hall, the London Eye and the South Bank Centre.

This famous Lambeth building contains the headquarters of the British Secret Intelligence Service (SIS) – also known as “MI6”- at Vauxhall Cross. It is located at 85 Albert Embankment in Vauxhall, a south western part of central London, on the bank of the River Thames beside Vauxhall Bridge. It is nicknamed “Legoland” due to its blocky form, and also as “Babylon-on-Thames” due to its similarity to an ancient Babylonian ziggurat.

Owned and operated by Park Plaza Hotels, this new accommodation building will be a key player in the ongoing regeneration of the South Bank. The 16-storey, contemporary glass-panelled hotel is on the former site of the derelict Greater London Council (GLC) building, which was widely regarded as one of the ugliest buildings in London.
