Fort Dunlop is the re-invention of an iconic yet derelict storage warehouse into 300,000 sq ft of quality office space, 100 bedroom hotel, retail and supportive landscape facilities. Both the building’s transformation in use, and the regenerative perception of Birmingham to those travelling along the M6, has been achieved by a simple series of bold architectural insertions. These enhance the existing structure whilst breathing new life into the scheme through clear considered expressive design.

The scheme was re-opened in 2007, following refurbishment of the original structure designed by Sidney Stott + W.W. Gibbings in the 1920’s.

Fort Dunlop is an architectural icon. A Birmingham landmark. A grade A office building providing 350,000 sq ft of inspirational commercial space over seven floors. Fort Dunlop is the best office address for any size of business from small to regional or national headquarters.
We kept all the best old bits of the building and poured new ideas into the shell. We cut holes through the building providing a stunning atrium, planted a new green roof and bolted a new hotel onto the end.
Fort Dunlop occupies one of the most prominent and accessible sites in the country, adjacent to the M6 between junctions 5 and 6 of the motorway. The M6 links directly to the M5, M42, M1 and M69 which in turn connects to almost all of the major motorway networks in the UK. Fort Dunlop is located on the A47, Fort Parkway which takes you directly to the City Centre in around ten minutes by car.
This Urban Splash Development in the West Midlands has won 18 awards, including The British Council for Offices (BCO) Test of Time Award in 2013.
